Solvent / Oil Base Options
Our cheapest and durable option. Oil / Solvent Based finish is a cost effective and long lasting floor finish. For customers wanting a nice high gloss finish with a rich feel Solvent based would be the best suited option. Usual job timeframe 2-5 Days

We do not do solvent based for property over 100SQM due to flammability and fumes sipping into insulations. Non-Toxic waterbase option will be suitable for over 100SQM.
Non-Toxic Waterbase Options
Water Based finish has a natural look and are best suited for cafes, newly laid floors, or for urgent jobs due to the quick dry time. With Water Based there are options from invisible which looks virtually like raw timber to Scandinavian style (pale tone) and normal water base which has a natural wood tone. Cost is slightly higher compared to oil / solvent based due to higher material cost. However due to the low VOC level and quick dry time you can choose to stay in the property while we do the job and save on accomodation cost. Usual job timeframe 1-5 Days

Direct Staining, Liming, Invisible coating Options
If you are bored with the natural looks of the floors or have some unsightly water damage / burn marks to hide, Direct Staining or Liming is a great way to add new colours to the floor. Some of are popular options include Walnut, Brown Japan, Black Japan from Feast Watson. The process for Direct Staining is staining of floors to the newly sanded floors prior to putting on a coating (waterbase or oil / solvent based)
*(Direct Staining is not the cheaper option of mixing stain with the coating called tinting) .

Liming (POA)
requires 1-2 extra day
Carpet Removal
Although carpet removal seems easy, there are many works involved to remove the previous carpets. Carpet, carpet strips, staples need to be removed prior to starting sanding which can take considerably longer time.
Usual cost $200-400 Extra
(additional $150 applies if requiring waste removal)
requires 1 extra day
Nail punching and filling
If your floors are not secret nailed, nails may need to be punched in and nail holes filled with wood putty which is time consuming and labour intensive if needing the whole house done.
We use a pneumatic nail punch to tack in nails with even pressure followed by filling of nail holes with Timbermate wood putty.
Price is additional $2 p/sqm if whole house needs nails punched and nail holes filled.(If nails are previously tacked in deep and majority of the putty does not fall out, no charges apply)
